KBRA is pleased to announce the assignment of preliminary ratings to 12 classes of Benchmark 2023-V4, a $626.6 million CMBS conduit transaction collateralized by 28 commercial mortgage loans secured by 91 properties.
The collateral properties are located throughout 28 MSAs, of which the three largest are New York (26.3%), Phoenix (12.4%), and Philadelphia (11.3%). The pool has exposure to all property types, with four types representing more than 10.0% of the pool balance: lodging (25.1%), office (22.0%), retail (20.0%), and self-storage (17.3%). The loans have principal balances ranging from $2.9 million to $60.5 million for the largest loan in the pool, Warwick New York (9.7%), which is secured by a 36-story, 426-key, full-service hotel located in Midtown Manhattan in New York City. The five largest loans, which also include Overlook at Ballantyne (8.9%), Prime Storage Portfolio #3 (8.8%), Scottsdale Gilbert Retail Portfolio (8.1%), and Philadelphia Marriott Downtown (8.0%), represent 43.5% of the initial pool balance, while the top 10 loans represent 68.3%.
KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.0% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 38.4% less than third party appraisal values. The pool has an in-trust KLTV of 86.8% and an all-in KLTV of 92.5%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
